Construction Guidelines

To protect the value and character of Spring Creek and provide design consistency, all home plans must have the approval of Spring Creek Development, LLC.  The following guidelines have been set for construction of single-family residences at Spring Creek.


City of Bellevue minimum setback requirements RS 72 zoning are:
          Front Yard:  25 feet   for lots with PS zoning
          Front Yard: 
35 feet for lots zoned RS 72
          Rear Yard:
 35 feet
          Side Yard:
 7 feet
          Side Yard on Street Side of Corner: 
20 feet
         

Styles
         
No split entries or tri-levels
          Three car garages (Minimum)

 Minimum Finished Square Footage
          
2 Story:                 2400 Sq. Ft.
           1 1/2 Story:           2400 Sq. Ft.
           Ranch:                   1700 Sq. Ft.
           Note: These minimums do not include finished basements.

 Roofing Material
          
Heritage Shingles - Color: "Weathered Wood" only

Chimneys
          
All brick or stone on front of house and street side.
           No cantilever on front of house or street side. 

Exterior
          
50% brick or stone on front and street side foundations.
           Front elevations to be approved by declarant.
           Minimum roof pitch, 6/12.
           Retaining walls to be Anchor block walls or equivalent with maximum height of 6 feet.

Fencing
           Aluminum, P.V.C., or Wrought Iron.  No chain link allowed
